Project Goals

Our client wanted to build a couple of houses on a corner plot that would maximize our client’s return of investment. The project had planning permission for two 3-bedroom semi-detached houses. Key goals included:

  1. Enhance the Interior: Collaborate with Tudor Design and Build to improve the interior layout.
  2. Complete the Build on Schedule: The building works took place over the Covid lockdown period, therefore, the main objectives was to minimize delays and adhere to budget constraints.
  3. Provide Construction Drawings: Deliver accurate and complete construction drawings to ensure efficient building processes, material ordering, and timely completion for sale.

Design Solutions

  1. Internal Layout Reconfiguration: Prior to developing the construction drawings, we focused on optimizing the internal layout. This included creating a spacious open-plan living area on the ground floor and reconfiguring the first floor to add an extra bedroom, increasing the property’s value.
  2. Comprehensive Construction Drawings: We developed a detailed drawing package to submit to the building control authority and use on site. This ensured that Tudor Design and Build could manage costs effectively while maintaining high construction standards, resulting in beautiful and functional houses.

Outcome

Despite the challenges posed by lockdown, the houses were completed with minimal delays and sold quickly. The project not only met but exceeded our client’s expectations, showcasing a successful blend of design and efficient construction.
