Project Goals

The primary aim of this project was to expand and modernize a property located in the St Albans conservation area. The clients sought to enhance their living experience by creating an open-plan kitchen connected to the dining area and maximizing space through a loft conversion. Key goals included:

1. Expanding Living Areas: Introduce a modern, open-plan layout with improved views of the garden.
2. L-Shape Loft Conversion: Add a luxurious master suite with an ensuite and generous dressing area.
3. Navigating Planning Challenges: Overcome objections raised by planning officers to secure approval in a conservation-sensitive area.

Design Solutions

1. Ground Floor Side Extension
   To meet the client’s need for more communal living space, we proposed a side extension that seamlessly connects the kitchen and dining areas. This open-plan design enhances natural light, offers picturesque views of the garden, and creates a versatile space for the family to enjoy modern living.
2. L-Shape Loft Conversion
   The second phase of the project involved transforming the loft into a master bedroom with an ensuite and a dedicated dressing area. This configuration optimizes space while providing ample storage and a luxurious retreat for the homeowners.
3. Addressing Planning Challenges
   Navigating the planning process in a conservation area required careful strategy. By gathering evidence of similar precedents and presenting a robust case, we successfully appealed the planning officer’s objections. Our efforts culminated in a committee review, where approval was ultimately granted.

Outcome

The completed project beautifully balances modern living with the property’s conservation requirements.
